Doncaster's Homes

Doncaster has around 134,000 homes, and a much bigger share of them date from between the wars than the national average: about 22% were built from 1919 to 1939, against around 15% across England and Wales. Another 21% went up between 1945 and 1964.

A lot of that growth followed the railway and the pits. Doncaster Works, the Plant, built the Flying Scotsman and Mallard. The collieries that opened around the town in the early twentieth century, Yorkshire Main at Edlington, Rossington Main, Markham Main at Armthorpe and Hatfield Main at Stainforth, brought whole villages of new housing with them.

So in Doncaster we spend a lot of time in interwar and post-war semis, terraces and bungalows. Many have been extended, reroofed or rewired over the years while the heating was patched rather than redesigned: an old pipework layout, radiators sized for a house that has since changed, and a boiler in whatever corner the last one sat in.

Hard water

Doncaster's water is hard. Published figures for the area run from around 250 to 275 mg of calcium carbonate per litre, well above soft-water areas like central Barnsley. That means limescale in boiler heat exchangers, on immersion heaters and in hot water cylinders, and it is one reason we clean the system and fit a filter with every new boiler.

A Heat Pump Installation in Barnby Dun

In November 2025 we worked on a bungalow in Barnby Dun, the village on the River Don Navigation about four miles north east of the city centre. The whole bungalow was being refurbished, and the customer wanted to do the heating properly at the same time: a heat pump and cylinder, a complete repipe, and new radiators throughout.

We fitted a Vaillant aroTHERM plus air source heat pump with a Vaillant hot water cylinder and Vaillant controls, seven new radiators, and all new heating pipework.

The customer is over the moon with how it performs and how efficient it is.

A refurbishment is the best time to change the heating. With the floors and walls already open, the pipework can be laid out for a heat pump from scratch rather than worked around, and every radiator can be sized for the room it heats. See air source heat pump installation and central heating installation for how we plan a job like this.

Frequently Asked Questions

Which parts of Doncaster are on your standard rate?

DN1, DN2, DN4, DN5, DN6 and DN12 are on our standard rate, covering the city centre, Bessacarr, Balby, Bentley, Askern, Edlington and Conisbrough. DN3, DN7, DN8, DN9, DN10 and DN11 are Band A, covering places like Armthorpe, Barnby Dun, Hatfield, Thorne, Bawtry and Rossington. Band A is the same work with 10% added for travel.

Is Doncaster water hard, and what does it do to a boiler?

Yes. Published figures put Doncaster at around 250 to 275 mg of calcium carbonate per litre, which is hard water. Limescale builds up in the boiler's heat exchanger and in hot water cylinders, which cuts efficiency and can cause kettling noises. A yearly service catches it early.

Is a bungalow a good home for a heat pump?

Often, yes. With everything on one floor the pipe runs are shorter and simpler, and there is usually room outside for the unit. What really decides it is how much heat the bungalow loses, which is what our room-by-room heat loss survey measures. The survey is £120 including VAT booked with us.

Can you replace the whole heating system during a refurbishment?

Yes, and it is the best time to do it. We can design and fit the complete system, new pipework, radiators, cylinder and a boiler or heat pump, while the floors are up. A full central heating installation starts with a heat loss survey so every radiator is sized for its room.

Do you cover Armthorpe, Hatfield and Thorne?

Yes. Armthorpe, Edenthorpe and Kirk Sandall (DN3), Hatfield, Stainforth and Dunscroft (DN7) and Thorne and Moorends (DN8) are all Band A: the same work, with 10% added for travel. A boiler service there is £132 including VAT.
