Barnsley's Homes
Barnsley has around 108,000 homes, and they span every era. About one in five was built before 1919: Victorian and Edwardian red brick terraces with solid walls and slate roofs, many of them built for the pits. At the other end, roughly one in seven has gone up since 2003, and the new estates are still growing.
The coal is never far away. Wombwell had two collieries of its own, Wombwell Main and Mitchells Main, and it was the announced closure of nearby Cortonwood that started the 1984 miners' strike. Today Cortonwood is a retail park, and the villages around it are full of new-build estates.
That spread matters for heating. A solid-wall terrace loses heat faster than a modern cavity-wall home, so its radiators work harder and its boiler runs longer. A newer home may have a system boiler or regular boiler with an unvented cylinder, a motorised valve deciding where the heat goes, and controls that need setting properly.
Soft water in town, hard water to the east
Barnsley's water depends on where you live. The town centre, S70, is supplied from the Pennines and is soft, at under 100 mg of calcium carbonate per litre. Head east and it changes: S73, covering Wombwell and Darfield, is very hard at around 280. A boiler in Wombwell can see several times the limescale of one in the town centre, which is worth knowing when we talk about scale reducers, cylinder servicing and system cleaning.
A Heating Repair in Wombwell
At the start of the 2025 heating season we had a call from a semi-detached house in Wombwell, built around 2020. The customer had hot water but no heating.
The house had a regular boiler with a hot water cylinder, and between them sits a 3-port valve, sometimes called a mid-position valve. It is the valve that decides where the boiler's heat goes: to the cylinder, to the radiators, or to both. Over a summer of hot water only, it can stick in the hot water position. Then, when the heating goes on in the autumn, the radiators stay cold while the taps run hot.
That is exactly what we found. We replaced the valve body and the motorised head that drives it, and the heating and hot water both worked as they should.

Why do I have hot water but no heating after the summer?
Check the thermostat and programmer first, as a changed clock catches people out. If those are fine, the most common cause is a 3-port valve that has stuck in the hot water position over the summer, which we see a lot in Barnsley every autumn.
